Zurich, Geneva and Zug charge the steepest price per square metre for a studio, driven by strong demand from single buyers and investors alike wanting a foothold near the job market. The same money buys considerably more studio in Neuchâtel, the Jura, parts of Fribourg canton or smaller Ticino towns away from Lugano's centre. Studios in university towns and cities with strong rental demand (Lausanne, Fribourg, Basel) also attract buy-to-let investors, since a well-located small unit tends to rent out reliably, which in turn can keep resale prices firmer than in areas with a thinner rental market. Before buying with rental income in mind, it's worth checking what similar studios in the same building or street actually rent for, rather than assuming a citywide average applies.

What to check before buying a studio

  • Read the condominium rules and recent meeting minutes if you can get them; a poorly managed building affects your unit's value even if your own studio is in good shape.
  • Ask about the renovation reserve fund (Erneuerungsfonds) and any planned major works, like a roof or facade renovation, that could mean a special assessment.
  • Confirm the land register entry and whether parking or storage space is included or sold separately.
  • If you're not a Swiss resident and not an EU/EFTA national living in Switzerland, check whether Lex Koller authorization applies before signing anything binding.
  • Compare monthly condominium fees across buildings you're considering; they vary more between buildings than the purchase price alone suggests.
